All of our plans are created using a CAD program which makes modifications quicker and clearer than those drawn by hand

SQUARE FOOTAGE CALCULATION
We calculate square footage by measuring the exterior footprint of the finished floors. These calculations do not include the garage, basement, patios, porches, decks, balconies, or any unfinished attic/bonus space. Stairs and 2-story spaces are only accounted for once in the calculation. The majority of our plans have brick on the first floor, remember that this would be included in the total as well as all closets and halls.

The plans/designs displayed on this web site are to assist you in purchasing the right plan for you. They are not to be used as design ideas for others from which to work. All home plans are copyright protected just like movie videos or songs. These federal laws exist to protect the intellectual property of the original architect. All parties, including the purchasers, designers, draftspersons and builder may be responsible if a copyright is violated. Penalties for violating a copyright can be severe.

MODIFICATIONS

Let the original architect make modifications to your plan.

All of our plans are created in a CAD program. All changes are billed at an hourly rate and an estimate is provided before work begins.

Consider the following:

• Sloped lot designs, walk out, look out basement plans can be provided when the correct topographical survey information is provided.
